Virtual reality provides a new medium to tour property, transforming a traditional local business into a global business.

CEO’s, international investors and mom and pop buyers are busy and don’t have time to tour multiple properties (especially abroad). Attractive photos and floor plans are nice but lack the first hand experience you get when physically touring a space. Most firms commit millions in rent, so the decision cannot be made lightly.

Commercial space is typically a white box. People have difficulty visualizing what the space “could” look like – making the sale difficult. With VR, landlords and brokers can virtually impose views, furniture and lighting providing an immersive experience to the prospective buyer or lessor.

Newmark is using a VR walk-through experience for 25 Kent Ave. in Brooklyn, NY?—?a new 480,000-square-foot office building being developed by Toby Moskovits, CEO of Heritage Equity Partners, and David Rubenstein’s Rubenstein Partners.

“The building is not yet up. So now, when people come into the office, they put the goggles on and can get a sense of what it’s like to be on the floor,” Falk says.

SL Green Realty Corporation recently released their VR tour of One Vanderbilt, a 58-floor, 1.7 million-square-foot building currently under construction in Manhattan.

“Our collateral material includes a very cool website . . . and some very cool virtual reality tools using computer game technology, which provides an immersive experience never before used in marketing an office building,” Steve Durels, SL Green’s executive vice president, told investors.

The experience is amplifying interest and boosting pre-sales before the building foundation is even poured.

VR is changing the way people tour office space.

Residential

Sotheby’s International Realty has a tour feature on their website similar to technology utilized at 25 Kent and One Vanderbilt. VR tours are being sent to their client’s so they can experience the property in the comfort of their own home. Sotheby’s believes this is an inflection point in digital marketing that will change where the home buying process begins.

Recently, a trendy brokerage firm in Beverly Hills, The Agency, hosted an extravagant event at their new listing on Delresto Drive. Listed by Santiago Arana and Billy Rose, this contemporary estate was celebrated lavishly with the highest tech marketing in the industry. Billy Rose (pictured below) is seen enjoying the virtual tour from an Agency branded headset. Several well respected Los Angelus producers attended the event and were impressed with the real estate industry’s vision and utilization of the technology.

We believe firms and developers will continue advancing up the technology stack, focusing next on Ethereum and REX. A broker or buyer will query property using REX’s global database. Then, the user will virtually tour the site and local neighborhood through custom 3D applications built by broker/landlord teams. After locating the right space, the user will bid, negotiate and purchase/lease the property through REX’s customized smart contract stack.
